Can a house fail a home inspection?

Bent Nails does not pass or fail a house. What I do is describe the home’s physical condition & indicate what components, systems may need repair or replacement.

Our standard inspection excludes log homes, log structures, or similar constructions due to their unique characteristics. We do not assess the interior decay of logs in walls, foundations, roofs, or similar defects as part of our inspection scope.

What are limitations of home inspection?

Consumers should understand limitations involve accessibility, this is visual inspection & Bent Nails is not required to move personal property, dismantling, destructive measures or other action which will involve risk to person or property.

Do you perform engineering, architectural, plumbing, or sewer assessments during a standard Pre-Listing Inspection?

No, Bent Nails standard inspection does not encompass engineering, architectural, plumbing, or other functions requiring occupational licenses by local & provincial authorities. I do not hold a valid occupational license for such services, therefore we cannot discuss additional functions in writing.

While Bent Nails may recommend minor repairs, they are not allowed to make major repairs.

I can’t see a lot of the defects due to different light exposures in the home, unless I walk around with a large spotlight. 

You, the home owner will catch all of them at different times of the day. Don’t worry, if I do see one a photo will be taken & it will be in the report.
